The events at two local <a href="http://www.kingoneproperties.com/subindex.cfm/page/Great-Things-About-Myrtle-Beach">Myrtle Beach</a> venues allow even the most discerning of art lovers a chance to do both throughout the month of May. <strong>The Franklin G Burroughs-Simeon B. Chapin Art Museum</strong> hosts the 15th Annual Waccamaw Arts and Crafts Guild Juried Exhibition through May24, while Brookgreen Gardens’ staff will curate “The Wild West in Historic and Contemporary Art” through late July.</p>
<p><strong>The Waccamaw Arts and Crafts Guild Juried Exhibition</strong> features the work of local artisans. Visitors to the museum might also be interested in viewing At First Light: The Katagami Sculpture of Jennifer Falck Linssen, which runs through mid-September. The museum is open Tuesday through Saturday from 10 am to 4 pm, with Sunday hours of 1 pm to 4 pm. Admission is free, but donations are welcome.</p>
<p><a title="Brookgreen Gardens" href="http://www.kingoneproperties.com/Blog/?p=180">Brookgreen Gardens</a> presents a collection of works depicting the scenes from the American West. The historic pieces from Brookgreen’s storied collections are being showcased alongside paintings and scultures from both a private collection and from some of the nation’s more prestigious artists. Featured artists include William Penhallow Henderson, John Clymer, Carl Woolsey, Freemont Ellis, and Frank McCarthy, with sculptures from Doug Hyde, Glenna Goodacre, Michal Naranjo, and Herb Mignery. The exhibit is free with garden admission.</p>

			<content:encoded><![CDATA[<p><a href="http://www.kingoneproperties.com/Blog/wp-content/uploads/2012/05/Turning-Foreclosures-into-Rentals-Myrtle-Beach-Real-Estate.jpg"><img class="alignleft size-full wp-image-1034" title="Turning Foreclosures into Rentals Myrtle Beach Real Estate" src="http://www.kingoneproperties.com/Blog/wp-content/uploads/2012/05/Turning-Foreclosures-into-Rentals-Myrtle-Beach-Real-Estate.jpg" alt="" width="400" height="193" /></a>Before the housing crisis, real estate investment often involved buying homes inexpensively, repairing and remodeling them, and then selling them at a much higher cost, also known as “flipping” houses.  With home values relatively low right now, this strategy is no longer as viable as it once was.  <strong>Renting houses</strong>, however, is a very different story.  For years now, many banks have been dealing with foreclosed properties which end up costing them money as they continue to pay for the upkeep and try to sell them, usually at a loss.  While the banks continue to lose money on their foreclosed properties, some savvy investors have started <strong>purchasing foreclosures</strong> for very little money and <strong>turning them into rental properties</strong>.</p>
<p>Between foreclosures and the difficulty in qualifying for a mortgage loan, there has been a marked increase in the number of people renting instead of buying.  This increase in demand has driven rental prices higher, meaning that <strong>buying a foreclosed house and renting it out</strong> can lead to relatively high profit margins in a relatively short time.  As of this writing, even Bank of America is experimenting with a program of renting foreclosed properties out to the former owners instead of evicting them from their homes.  This has the potential to give the bank significantly more time to find an investor willing to purchase the home, perhaps as a rental property.</p>
<p>Because a major player in the banking industry is becoming involved in turning foreclosures into rentals,  it may be better to get involved in this process sooner rather than later if you are interested in investing in <strong>foreclosure properties for rentals</strong>.</p>

<p>Featured films this year include the already award-winning The Shifty Planet of Dr. Strange, the 10-minute short film “Web of Lies,” and “Landlocked,” a 38-minute documentary about South Carolina’s state fish, the freshwater striped bass. The 2012 festival’s theme nights are a big hit with “family night” on Sunday, “foreign night” on Tuesday and “thriller night” on Wednesday.</p>
<p>Opening night kicks off at 5 p.m. with this season’s first block of films, “Leah, not Leia” and “Searching for Sonny.” At 7 p.m., the Long Bay Symphony performs while you sample the complimentary sushi. Stay for the screening of last year’s festival winner, “Derr Sandman.” Other themed nights include Saturday’s “South Carolina” night and “Anything Goes” night on April 26. If you are looking for a change from your usual movie night, come down to the Carmike Cinemas’ Broadway 16 on Broadway and Beach, off Grissom Parkway, between 21st and 29th Avenues North &#8211; You’ll have a great time.</p>

<p>The main events take place April 26-28, 2012. April 26 visit the Market Common to sip your favorite beverage, savor tasty foods and stroll on to the next <strong>Sip, Savor &amp; Stroll</strong> venue.  Head over the <strong>Oceanfront Grand Tasting Pavilion &amp; Gourmet Village</strong> on Ocean Boulevard  at the site of the former Pavilion Amusement Park  April 27-28th to enjoy tents with food, wine and spirits samples, try your hand at Grape Stomping, listen to live music and a beautiful view of the Atlantic Ocean. Grand tasting sessions take place on April 27th 4-7pm, Saturday April 28th 12-3pm, Saturday April 28th 4-7pm.</p>
<p>The final day presents the <strong>Chef’s Challenge</strong> &amp; Tasting Finale, a can’t miss, live culinary competition featuring some of the most talented area chefs in the business. With a pickup in the job market, increased incomes, and mortgage rates at low levels, the <a title="2012 a GREAT Time to Buy Your New Myrtle Beach Home!" href="http://www.kingoneproperties.com/Blog/?p=858">residential real estate market</a> is showing signs of improvement. According to the National Association of Realtors, existing home sales demonstrated an increase of 8.8% over the January to February period of last year, and pending home sales, a leading indicator of the market, were up 9.2% over this same time last year &#8211; the strongest start to a year since 2007. Of the four national regions, only the West saw a decline over last year.</p>
<p>Other factors contributing to the market&#8217;s improvement is a loosening of credit availability. Capital Economics reports that mortgage lending standards are stabilizing and banks have increased the loan-to-value ratio (LTV) to as much as 82% and increased lending amounts up to 3.5 times borrowers earnings, although some potential home buyers may still have difficulty meeting the minimum <a title="5 Fast Credit Score Fixes" href="http://www.kingoneproperties.com/Blog/?p=876">credit requirements</a> to obtain a mortgage loan.</p>
<p>The slow housing market recovery is underway and should gradually strengthen as the economy continues to advance.</p>

<p>Hit Highway 17 South, and you are just 98 miles (just under two hours) away from historic Charleston, SC. Charleston is the jewel of the South, and there’s so much to see and do here, you might just need a few days to fit it all in. Try taking a tour of the Historic District, including Meeting Street’s Museum Mile, the Old City Market, and the prestigious Rainbow Row on the Battery. Or admire the sea life at the Charleston Aquarium. Visit the old plantations at Middleton Place, Magnolia Plantation, Drayton Hall, or Boone Hall. Tour Fort Sumter, the site where the Civil War began. When you’re done, take in a sumptuous meal at any of Charleston’s fine dining establishments.</p>
<p>Set your sights north on Hwy 17 and you’re 77 miles – or an hour and a half – from historic Wilmington, NC. Take a tour of Cape Fear (tour guide optional), or walk through downtown Wilmington with its grand old homes and tree-lined boulevards  and be transcended into history with buildings that date back as far as the 18th century. Visit Airlie Gardens and the Louise Wells Cameron Art Museum, or stroll along Wilmington&#8217;s riverfront district taking in the eclectic mix of shops, restauants, art galleries lining the Cape Fear River.</p>

<p>The 2012 Cotton Report brings great news for those looking to invest in the real estate market. Since 2005, the US real estate market has suffered many blows following its mid-decade downturn. However the promising results of a recent national research survey indicates that we are well in the midst of a market recovery, and that the market bottom was likely reached in 2011! Conducted by Cotton &amp; Company, the survey assesses buyer confidence and attitudes about the real estate market. The data from 2012 shows a three year trend reflecting increased optimism in buying. Buyers aren’t waiting for the better price or interest rate either. The market is stabilizing, and the result is an increase in purchasing, with a third of buyers choosing to ‘upsize’ their current residence – a complete reverse of the previous trend.</p>
<p>This a great time to buy or sell! As a seller, you are able to reap the rewards of motivated buyers who are stepping up and putting their plans to purchase a home into action. For buyers, the chance to purchase property before the market completely rebounds still exists. This is no run-of-the-mill, peek under the hood, take a picture and leave car show; it’s a bash you won’t want to miss from Ocean Boulevard’s Thursday night, 5 p.m. cruisefest to the Friday 8 p.m. kick-off from Celebrity Square, located in Broadway at the Beach. Stay for the Saturday awards show recognizing the Run to the Sun car and truck of the year. It’s curb-to-curb classics with a few modern takes on the old standards like the Mustangs built right in.</p>
<p>Visitors enjoyed over 2,750 vehicles during last year’s show, which brought in a whopping $91,800 for The Children’s Miracle Network and The National Multiple Sclerosis Society. Jaunt on down to the <a href="http://www.kingoneproperties.com/subindex.cfm/page/Myrtle-Beach-Attractions">festivities</a> happening at the former location of the Myrtle Square Mall, 2501 Kings Highway, Myrtle Beach. Friday and Saturday show times are 8 a.m. to 5 p.m. daily. Pre-registration ended March 5, but you can register 8 a.m. to 4 p.m. Thursday and Friday and 8 a.m. to noon on Saturday for $40 at the Clarion Hotel, 101 Fantasy Harbour Boulevard. Giveaways will abound so don’t miss out, come on down and see why people keep falling in love with their classic cars and trucks!</p>

The Springmaid Beach Pier will be revamped and the pier bar and grill will now feature outdoor seating and a new menu in addition to  weekly live entertainment, a hurricane simulator, and giant beach chair photo prop.  Peaches Corner, now in its 75th year in downtown Myrtle Beach, will renovate its exterior, have a new giant, spinning peach, and will now feature a counter displaying old photos chronicling Myrtle Beach from the 1930&#8242;s to present.</p>
<p>Handling the influx of new and returning visitors will be Myrtle Beach’s International Airport, which will continue its terminal expansion project to increase the airport&#8217;s capacity that includes increasing the number of gates from 7 to 12 and adding several new restaurants.</p>
